One of the first decisions you will need to make in The Moorings is which side of Moorings Bay fits your lifestyle. These are genuinely different experiences, and the right choice depends on how you plan to use the property.
The Gulf Side, with its high-rise and mid-rise condominiums along Gulf Shore Boulevard, is ideal if you want direct beach access, unobstructed Gulf views, and a lock-and-leave lifestyle. You trade private outdoor space and a dock for panoramic sunsets and the sound of the surf. Condo fees here cover building maintenance, insurance, and amenities, so your monthly costs are predictable but significant.
The Bay Side offers a completely different experience: private docks, more square footage, larger lots, and a quieter residential setting. If boating is a priority, the Bay Side is the obvious choice. The trade-off is that you own the maintenance -- the seawall, the dock, the landscaping, the roof, the elevation compliance, and everything else that comes with a single-family waterfront property. A pre-1992 home that has not been substantially updated is likely to need significant investment. The question is whether the location and lot justify that investment. On a good canal lot in the right part of The Moorings, the land itself can carry the value while you bring the house up to modern standards. Condo vs. Single-Family: What to Expect

Condos on the Gulf Side offer the lowest-maintenance lifestyle. You pay monthly association fees that cover building insurance, maintenance, common areas, and amenities. The key due diligence items for condos are the association's financial health, reserve fund status, and any recent or planned special assessments. I recommend reviewing the condo documents and reserve study carefully before making an offer. A building with healthy reserves and no deferred maintenance is a better long-term investment than one with low fees but a looming special assessment.
Single-family homes on the Bay Side give you more control and more space, but they also come with full ownership responsibilities: the seawall, dock, roof, elevation compliance, landscaping, and all maintenance. The payoff is private dock access, more square footage, larger lots, and the ability to renovate or expand. If you want a boat at your back door and the freedom to customize your home, the Bay Side is where you want to be.
POA Membership and the Beach Park
Access to the Moorings Beach Park requires membership in the Moorings Property Owners Association (MPOA). This is not automatic with property ownership -- you need to join and pay the fees. For 2026, the structure is a $1,000 one-time initiation fee plus $200 in annual dues. The MPOA also manages common areas and community infrastructure, so the membership gives you a voice in how the neighborhood is maintained.
The beach park itself is a genuine asset. It provides gated, resident-only access to the beach with parking, restrooms, and the Chickee Hut for private events. For families and anyone who values a quiet beach experience without the crowds, the MPOA membership is well worth the cost. When evaluating a property, I ask whether the seller is already a member and whether the membership is transferable, as that can simplify the process for a new owner.

Seawall and Dock Condition
Look for cracks, bulging, leaning sections, or exposed rebar. Ask when the seawall was installed and what material was used. A failing seawall is a six-figure repair.
Elevation Certificate
This document tells you the finished-floor elevation relative to base flood elevation. It is the single most important factor in determining flood insurance costs.
Roof and Hurricane Protection
Is the roof less than 15 years old? Are windows and doors impact-rated or protected by shutters? These are the two most expensive items to replace and the most important for insurance.
Water Depth at the Dock
Actual depth at low tide matters more than what the listing says. Silting can reduce depth over time, and shallow water limits the vessel you can keep at the dock.
Renovation History and Permits
