It spans roughly three miles of sugar-sand coastline along the Gulf of Mexico, with Gulf Shore Boulevard serving as the primary north-south artery. The neighborhood is known for quiet, winding, tree-lined streets featuring a mix of mid-century homes, extensively renovated properties, modern luxury rebuilds, and low- to mid-rise condominiums.

What distinguishes Coquina Sands is its established, understated character. Unlike some of Naples' more formal gated communities, this neighborhood has an open, residential feel with generous lots and mature landscaping. Banyan trees, ficus, and palms canopy many of the streets, giving the area a shaded, tropical atmosphere that is hard to find in newer developments. The housing stock here is notably diverse: you will find classic Florida ranch homes from the 1960s and 1970s alongside contemporary custom builds, as well as well-known condominium buildings such as Via Delfino, Embassy Club, the Laurentians, and Whitehall.

The neighborhood's location is hard to beat for beach lovers. Public beach accesses along Gulf Shore Boulevard provide some of the widest, best-maintained beach walks in Naples. Beachfront Lifestyle and Location

Coquina Sands is fundamentally a beachfront neighborhood. If being close to the water is your priority, few locations in Naples offer the same combination of direct beach access and a quiet residential character. The public beach accesses along Gulf Shore Boulevard are some of the widest in Naples, and Lowdermilk Park is a genuine community asset: volleyball courts, picnic pavilions, a playground, a beachfront cafe, and wide, clean sand that families and residents use year-round.

For daily errands and dining, you are minutes from Fifth Avenue South and the shops along US-41, while Old Naples is just south. Venetian Village and the Third Street South shopping district are an easy drive. You will need a car for most daily trips, but for evening beach walks, morning jogs, and weekend afternoons at Lowdermilk Park, the neighborhood itself has everything you need within walking or biking distance.

Flood, Elevation, and Insurance

Beach proximity comes with flood risk, and elevation is the most important variable in Coquina Sands. Most homes here sit in a designated flood zone -- some in Zone AE (high-risk 100-year floodplain) and potentially Zone VE (coastal high-hazard with wave action) for the most beachfront parcels. The City of Naples building code now requires a finish floor elevation of 10 feet or higher for new construction in these zones. Older homes, built before current flood standards, may sit at significantly lower elevations.

Two homes on the same street can carry very different flood insurance costs depending on their elevation. If a home has been elevated to meet current standards, has impact-rated windows and doors, and comes with a current elevation certificate, it is worth a meaningful premium. If not, factor those upgrade costs into your total investment. Renovation Potential of Mid-Century Homes

Coquina Sands has a substantial inventory of original mid-century Florida homes from the 1960s and 1970s. As a licensed Certified Building Contractor, I see real potential in these properties -- but I also see where buyers can get into trouble if they do not evaluate the construction honestly.

Original block-and-stucco construction from that era is often structurally sound, but virtually everything else needs attention: windows, doors, roof, HVAC, plumbing, electrical, and kitchen and bath finishes. A pre-1992 home (built before Hurricane Andrew's code updates) that has not been substantially updated likely needs significant investment in hurricane protection alone. The question is whether the lot and location justify that investment -- and in Coquina Sands, they often do. I help buyers work through the math on what a renovation will actually cost and whether the finished value supports it.

For buyers considering a complete tear-down and rebuild, the generous lot sizes in Coquina Sands make that option viable on many properties. But you need to understand the current setback requirements, elevation standards, and zoning rules before you commit. I can walk you through what is possible on a specific lot.

Condo vs. Single-Family Considerations

Coquina Sands has more condominiums than single-family homes (roughly 580 condos to 263 houses), which means many buyers will be evaluating a condo purchase. The prominent buildings here -- Via Delfino, Embassy Club, the Laurentians, Whitehall -- each have their own character, age, and association dynamics. When I work with a condo buyer, I look at the reserve study, the insurance posture of the association, the age and condition of common elements (roof, elevators, pool, parking structure), and whether the unit itself has been updated with impact-rated windows and doors.

For single-family homes, the advantage is privacy, lot ownership, and renovation flexibility. For condos, the advantage is usually a lower entry price point, lock-and-leave convenience, and shared beach access. The right choice depends on how you plan to use the property -- full-time residence, seasonal home, or investment.

Boating Access Through Doctor's Pass

For water enthusiasts, select waterfront properties in Coquina Sands have direct Gulf access via Doctor's Pass with no bridges to restrict boat height. This bridgeless access is found on certain sections of Mooring Line Drive, Bow Line Bend, Bow Line Drive, and other waterfront streets. The route goes from Hurricane Harbor through Doctor's Pass directly out to the Gulf.

If boating access is a priority, the specific location of the property within the neighborhood matters a great deal. Not all waterfront properties in Coquina Sands have direct Gulf access. I always verify the actual water access, check the seawall condition, confirm the water depth at the dock, and make sure the dock configuration can handle the vessel you intend to keep.

Proximity to 5th Avenue South and Old Naples

One of Coquina Sands' strongest selling points is its location in the heart of the Naples coastal corridor. You are just north of Old Naples and a few minutes from Fifth Avenue South, the historic shopping and dining district that defines downtown Naples. The Naples Pier, Venetian Village, and the Third Street South boutiques are all within a short drive.

For someone relocating to Naples, this central position means you are never far from the best the city offers. Yet the neighborhood itself remains quiet and residential, with winding streets and minimal through-traffic -- a true retreat from the busier tourist corridors just to the south.

The centerpiece of Coquina Sands' beachfront. Lowdermilk Park offers wide, clean beaches, volleyball courts, picnic pavilions with grills and gazebos, a children's playground, and a beachfront cafe. It is one of the most popular public beach parks in Naples and is walkable or bikeable from most homes in the neighborhood.

Doctor's Pass & Gulf Access

Selected waterfront properties on Mooring Line Drive, Bow Line Bend, and nearby streets enjoy direct Gulf access through Doctor's Pass with no fixed bridges to contend with. The route runs from Hurricane Harbor through the pass and out to open Gulf water -- a significant advantage for serious boaters.

Fifth Avenue South & Old Naples
