Master-Planned Luxury With Three Miles of Private Beach

Pelican Bay

One of Naples' premier master-planned communities. Three miles of private beach, tram-served beach clubs, golf, tennis, and a nature preserve.

About Pelican Bay

Pelican Bay is one of Naples' largest and most complete master-planned communities, stretching from US-41 west to the Gulf of Mexico. It offers an extraordinary range of amenities: three miles of private beach shared by all residents, multiple beach clubs serviced by a tram system, two championship golf courses, tennis facilities, fitness centers, and a 60-acre nature preserve with walking trails.

The housing options are equally diverse. You will find everything from high-rise Gulf-front condominiums to lake-view carriage homes, courtyard villas, and custom estate homes on the inland golf courses. The community is organized into distinct neighborhoods and condominium associations, each with its own character and price point. This variety means Pelican Bay can accommodate a wide range of buyers, from those seeking a lock-and-leave condo to those wanting a full estate property.

What really sets Pelican Bay apart is the infrastructure. The community was carefully planned from the beginning, with wide boulevards, underground utilities, extensive landscaping, and a dedicated foundation that manages the common areas, beach clubs, and tram service. The result is a community that feels cohesive and well-maintained across all of its 2,000+ acres.

Guide & Tips for Pelican Bay Buyers

From Jim Chambers, Licensed Certified Building Contractor

Understanding the Multiple Associations

Pelican Bay has a layered governance structure. The Pelican Bay Foundation manages the community-wide amenities, including the beach clubs, tram service, and common areas. On top of that, each condominium building or single-family neighborhood has its own association with separate fees, reserves, and rules. Before buying, I recommend understanding the full fee structure: you will pay foundation fees plus your specific association fees. Reserve studies for both levels matter, and special assessments at either level can significantly impact your ownership cost.

Condo vs. Single-Family: What Fits Your Lifestyle

Pelican Bay's range of property types means you can choose exactly the right level of involvement. Condos offer lock-and-leave convenience with the full amenity package, but require careful review of the building's financial health and condition. Single-family homes and villas offer more space and autonomy but come with maintenance responsibilities and typically higher foundation fees. I help buyers weigh these trade-offs against their lifestyle goals.

Construction Quality and Age

Pelican Bay's development began in the 1970s, so building ages vary widely. Older condominium buildings may have different construction standards than newer ones. I look at concrete condition, roof age, window and door impact ratings, mechanical system age, and whether the building has undergone recent renovations. For single-family homes, the same considerations apply plus the added factor of elevation and flood risk. Buildings and homes that have been well maintained and updated are worth a premium.

The Amenity Package: What You Actually Use

The foundation fees cover the beach clubs, tram service, the nature preserve, and the community-wide landscaping. The beach clubs are excellent, with well-maintained facilities, chair service, and restrooms. The tram runs regularly during peak seasons. Golf and tennis memberships are separate costs. I encourage buyers to think about which amenities they will actually use. If you rarely golf, a property near the beach may make more sense than one on the golf course.

Investment Perspective

Pelican Bay has been one of Naples' most consistent real estate markets. The diverse housing options, extensive amenities, and well-funded foundation create a stable environment that holds value well. Gulf-front condos and estate homes in premier locations tend to appreciate most. The key for investors is buying the right product at the right price point within the community's diverse sub-markets.
