Real Estate Was a Builder's Career Before It Was a Sales Career
I'm Jim Chambers with The Luxury Portfolio powered by Keller Williams in Naples, Florida. I've spent nearly 40 years full-time in real estate, residential, commercial, investment, office, retail, property management, and development, and I hold a license as a Certified Building Contractor alongside my Florida real estate license.
Most agents can tell you what a house is worth. I can tell you what it's built of, what it could become, and whether the investment math holds up before an offer is ever written.

Origin Story
My Origin Story
I didn't get into real estate by starting out selling houses.
I learned the business from the ownership and operations side first.
My real estate career began in the mid-1980s when I purchased a property management company in Rhode Island. At the time, we were managing condominium associations, investment properties, renovations, maintenance, financial operations, and REO properties for more than 20 banks.
That experience taught me something very early: real estate is much more than the property itself.
It's about understanding the numbers, managing risk, solving problems, dealing with people, maintaining buildings, and making good decisions when there isn't always an obvious answer.
After several years, I sold that company and moved back to Connecticut. That's when I started Pequot Development Associates and moved into real estate development.
For the next two decades, I was involved in virtually every part of the development process.
I would identify and acquire land, work with engineers on subdivision design and infrastructure, meet with attorneys and municipal officials, secure approvals and financing, and then oversee the installation of roads, utilities, water, sewer, landscaping, and everything else required to turn raw land into a finished neighborhood.
From there, we would build model and custom homes, create the marketing, train the salespeople, negotiate construction contracts, and ultimately sell the finished product.
I wasn't looking at real estate from one narrow perspective. I was responsible for the entire process.
And when you are the person signing the contracts, borrowing the money, dealing with the approvals, managing the construction, and ultimately responsible for whether the project succeeds or fails, you learn to look at property differently.
You learn to ask better questions.
What is the real opportunity here?
What can go wrong?
What will this cost?
What will the market actually support?
Is this improvement going to create value, or are we simply spending money?
Those questions still drive the way I approach real estate today.
When I eventually transitioned into brokerage and advisory work in Naples, I realized that everything I had learned as an owner, developer, builder, and property manager gave me a very different perspective when representing a client.
I don't just look at a house and see the finishes.
I look at the construction, the site, the layout, the renovation potential, the replacement cost, and the long-term value.
If a client is considering new construction, I understand the process because I've been through it.
If they're considering a substantial renovation, I can help them think through what makes sense before they start spending money.
If they're buying an investment property, I naturally look at it from an owner's perspective.
And when someone is selling a unique property, I understand that sometimes the greatest value isn't simply what exists today. It may be the land, the location, the redevelopment potential, or the opportunity the next owner sees in it.
That's one of the reasons I still enjoy this business so much.
After nearly four decades, I'm still curious about property.
I still enjoy walking a site and figuring out what could be done with it. I still enjoy solving the complicated problems that inevitably come with real estate. And I still like the challenge of finding the right answer when the answer isn't immediately obvious.
But what has changed over the years is how I use that experience.
Earlier in my career, I was using it primarily to build my own projects and businesses.
Today, I get to use it to help other people make better decisions.
And I find that extremely rewarding.
For many of my clients in Naples, they're not simply buying or selling a property. They're making a major financial decision and, quite often, a major lifestyle decision at the same time.
They may be deciding whether to renovate or build new.
They may be relocating to Naples and trying to understand which neighborhood fits the way they want to live.
They may be selling a property they have owned for many years.
Or they may simply need someone who will give them a straightforward opinion about whether an opportunity really makes sense.
That is the role I enjoy most today.
I've been fortunate enough to experience real estate from almost every side of the table, property manager, owner, developer, builder, investor, contractor, and advisor.
All of those experiences eventually came together.
So when a client asks me, "Jim, what would you do if this were your property?"
I can answer that question from experience.
And nearly forty years after I first entered the business, that is still what keeps real estate interesting for me.
Every property is different.
Every problem is different.
And there is always another opportunity to help someone make a smarter decision.
