How do property taxes and the homestead exemption work in Naples?

Answered by Jim Chambers, nearly 40 years in Naples real estate and a licensed Certified Building Contractor.

Short Answer

Florida has no state income tax, and the homestead exemption removes up to $50,000 from your assessed value once you file with the Collier County Property Appraiser by March 1. Save Our Homes then caps how fast your assessed value can grow each year, and portability can carry that benefit to a new Florida home.

Property taxes are one of the first questions out-of-state buyers ask, because where they are coming from, taxes are often the biggest ongoing cost of ownership. In Florida, the structure is different: no state income tax, a homestead exemption that trims your assessed value, and a cap on how fast that value can grow once you qualify. The rules are simple to understand and easy to miss if you do not file on time.

The Homestead Exemption

If the property is your permanent residence, the homestead exemption removes up to $50,000 from the assessed value. The first $25,000 applies to all taxing authorities, including the school district. An additional $25,000 applies to the assessed value between $50,000 and $75,000 for all levies except the school district. Homestead is not automatic: you must hold title on January 1, make the property your permanent residence, and file the application with the Collier County Property Appraiser by March 1. Miss the deadline and you wait a year.

Save Our Homes and Portability

Once homestead is granted, Save Our Homes caps the annual increase in your assessed value at 3 percent or the rate of inflation, whichever is lower. That cap is what keeps longtime Florida homeowners' tax bills from tracking the market. When you sell, the cap resets for the new owner, which is why a home that has been owned for decades can carry a much lower tax bill than the same home purchased today. Florida also offers portability: you can transfer up to $500,000 of accumulated Save Our Homes benefit to a new Florida homestead, which is a real advantage for downsizers moving within the state.

How the Tax Bill Is Calculated

The Property Appraiser sets the just, or market, value as of January 1 each year. Exemptions are subtracted to reach the taxable value, and the tax is that value divided by 1,000, multiplied by the total millage rate. One mill is one dollar per thousand dollars of taxable value. Collier County's combined rate runs around 11 mills once the county, the school district, and special districts are added together, so the bill depends on both the value and where the property sits. Tax notices go out in late October, and the bill is due November 1, with a 4 percent discount that steps down month by month until taxes become delinquent in April.

Exemptions Beyond Homestead

There are additional exemptions for seniors, disabled persons, widows and widowers, and veterans, each with its own qualifications and filing requirements. If you are over 65, the senior exemption can remove additional assessed value, and some programs cap the increase in assessed value for longtime residents. These are worth asking about, because they can meaningfully lower the annual bill for the right owner.

The Bottom Line

Property taxes in Naples are predictable if you understand the three pieces: the assessed value, the exemptions you qualify for, and the millage rate where the property sits. For out-of-state buyers, the homestead exemption and Save Our Homes are a genuine benefit that rewards making Naples your permanent home, and the March 1 filing deadline is the one date you cannot miss. I walk relocating clients through the tax picture alongside flood, insurance, and neighborhood fit, because all of it is part of the real cost of the home.
